Handyman costs in Grapevine: reused parts, new fixtures and finishes

By

Owner & Operations Manager

I’m Chance O’Shel, owner of The Smart Fix Handyman. We serve Grapevine. These local jobs show three ways a quote can change: reusing a part, supplying a new one or finishing the surface around a repair.

A toilet install may leave the old fixture on site. A ceiling patch may include paint. Those details are worth settling before you compare prices.

What did the jobs cost?

Three of the six jobs cost less than $500. All six were below $1,000. The median of $471.25 sits between the $437.50 trim repair and the $505 door job.

Work recorded Whole-job price
Reattach siding and reinforce cracked areas $125
Hourly handyman work; task not itemized $140
Resecure existing metal floor trim at a business $437.50
Replace paired interior doors with a single prehung door $505
Install a customer-supplied toilet $678.25
Ceiling repair with texture and paint $996

Six Smart Fix Grapevine job totals from $125 to $996, with a $471.25 median.

What did the toilet price include?

The customer supplied the toilet for the $678.25 job. The work included a new wax ring and water connector. It also covered setting the toilet level, testing it and caulking the base. Labor was $656.25, with $22 in supplies.

The old toilet was left on site. That means the price did not include buying the new unit or taking the old one away. Ask about both when comparing installation quotes.

Tell us whether you already have the toilet and whether the area around its base is damaged. The quoted work needs to fit what is there when the fixture is removed.

Can an existing part be put back?

The $125 siding job reattached a fallen piece and reinforced two cracked areas. The work kept the existing siding instead of pricing a larger replacement project.

The $437.50 commercial trim job also reused a part. The scope called for removing loose metal floor trim, straightening it and securing it again. It did not include a new floor.

For siding repairs, show us the loose piece and the surface behind it if visible. We’ll need to check whether the material can be reused and what needs support.

Does the repair price include the new item and finish?

The $505 job changed a pair of doors to one prehung interior door. The total included $280 in labor and $225 in parts. That price covered a new door and frame. It does not show the cost to adjust an old door.

The $996 ceiling job included drywall repair, texture and paint. The scope also allowed for new insulation where needed once the ceiling was open. A patch left ready for paint would be a different result.

For a drywall repair, tell us how you want the ceiling to look when we’re done. Have a wide photo ready so we can see both the damaged area and the surrounding finish.
