I’m Chance O’Shel, owner of The Smart Fix Handyman. We serve Roanoke, and I pulled these six jobs together to show why a price needs a clear task list. One large project makes this sample look much more costly than its smaller repairs.
Six jobs with very different scopes
Five jobs cost less than $1,000. The sixth cost $18,775 and covered several kinds of outdoor work. Here is the full set, including one job whose saved description is too broad to name the tasks.

Why does the average reach $3,643.29?
The $18,775 project lifts the average well above the $741 median. Its deck scope included footings, railings and a roof cover. The same project also included exterior painting and a new door with its frame.
That total would be a poor guide for a loose handle or a wall patch. It also cannot serve as a deck-only price. When you ask for outdoor work, separate what needs repair from what you want built. List paint and trim work as well as the main item.

What did the $982.40 repair list include?
This job combined small tasks across the home. Along with door handles and a showerhead, it covered cabinet hinges and two fallen curtain rods. A small wall patch included matching texture, primer and paint.
The finish matters. A quote for a patch alone would leave out part of this job. For drywall repair, tell us whether you want a surface ready for paint or a painted repair.
The $376.60 patio job was different again. It covered assembly and hanging work, including patio furniture and outdoor accessories. A photo of the items and their boxes helps us understand that kind of task list. It is more useful than asking for a general price for “patio work.”
